Steven Kinzie

Vice President of Investments

Steven Kinzie serves as Vice President of Investments for Maslow’s Campus Communities, bringing over a decade of real estate investment and asset management experience to lead the execution of investment sourcing and acquisition efforts, actively overseeing opportunity identification, financial underwriting, transaction negotiation, and comprehensive due diligence to support the company’s strategic growth.

Steven began his student housing career with American Campus Communities (ACC) in October 2014 as an Investments Analyst, where he led the financial underwriting and due diligence for more than $1 billion in asset acquisitions and developments, including both on and off-campus developments utilizing developer equity and project-based bond issuances. Steven also assisted on the financial analysis, due diligence financing closing of more than $600 million in asset dispositions.

Steven also served as Director of Asset Management, where he oversaw a portfolio of more than 60 properties. In this role, he provided in depth analysis resulting in securing contract and infrastructure investments that drove positive NOI growth across the portfolio.

Following Blackstone’s acquisition of American Campus Communities, Steven was elevated to Senior Director of Investments, tasked with leading a team of analysts and overseeing all underwriting activities to strengthen the investment platform and support the company’s strategic growth initiatives under new ownership.

Prior to joining Maslow’s in January 2025, Steven served as Vice President of Investments and Asset Management at DB Capital, where he managed a nine-property value-add portfolio in Central Texas. His responsibilities included overseeing unit renovation construction, managing property loans and refinancings, leading equity investor relations, and sourcing and managing the acquisition pipeline for the Central Texas region.

Steven graduated from the University or Oregon in 2007 with a Bachelor of Arts and received a Masters in Urban Planning from The University of Southern California in 2014. Steven resides in Austin, Texas with his dog Maverick.
